Hello,
Further to my earlier message, if Foxtons drop out then I will also be responsible for legal compliance. At present, I obtain the gas safety certificate every year but nothing else. The electrics were checked some years ago and were fine although no certificate was given. There is no fire alarm. The flat is let to a family and it is on the 4th floor. Is this OK or do I need more certificates? Also, if I change tenant, do I need the EPC?
