Hello,

We had extensive electrical work and re-wiring in 2002 (supposed to be good until 2012 when the next check is meant to take place).

I had an electrician over on other business, and he advised doing a check everytime a tenancy changes - ours soon to start - and mentioned some regulations. I am not sure if it is requirement or advice. Is this what I should do? I am reluctant as the work was guaranteed to be good until 2012 however it is 6 years on.

He said typically letting agents ask for a 10% check of circuits to cover themselves at the start of a tenancy. As we are going to manage it ourselves, I would like to know if this is standard? He would recommend a 50% check at first, thereafter for any subsequent tenancies, do 10% checks.
