Just a quick note for anyone with Manchester HMO propertiesto to let you know that you now have just less than, a 12 month window of opportunity with which you can apply for any extensions to your HMO's. After the 1st October 2011 the Manchester city council will not even let you have permitted development rights on your HMO properties and certainly not to increase it's occupancy. Get your plans passed now! Also you can still buy a property and let it as a HMO without needing planning permission, but only up to 1-10-11 It will be interesting to see if they will even let you improve your HMO property (not to increase the occupancy) but to just provide a bigger kitchen / lounge or bedroom. I don't think they will as I think their policy will be to make it as difficult as possible for any HMO landlord as they now want us out of the industry.
