If a prospective tenant wants a long term stay; for example 5 years.

Am I correct in thinking that I use the standard housing act AST 1966 form; which is really only a 6 month agreement with the balance of the time being a loose arrangement determined on a month to month basis after the initial 6 months?
I read somewhere that I should only let for 12 months less one day but why is this?
Finally; if it is only one year less one day what should my wording be on the agreement exactly?
