I have an anti-social tenant who is causing me major repairs.

At least once in 3 days the door is getting kicked open by her nephews as she keeps forgetting her housekeys due to intoxication.

* S.21 has expired, &court papers have been filed this week. So things are proceeding.

HOWEVER... what I am curious on is:

* If a property is in need of repair, I believe it can have an influence on the judges decision if evicting via. Section 8.

DOES THIS ALSO APPLY WITH A SECTION 21.?

ie. can the landlord 'avoid' repairs if using the S.21 route. The reason I ask is - there are rent arrears on the property &after repairing the door so many times, I have lost faith &it is costing me too much.

* How can the landlord afford to repair the door if they are not getting the rent in?

I have been fixing the door - but need guidance on the scenario as I may repair it &it might get kicked open before the court hearing, &I may not be informed (it's usually the police informing me - not the tenant.)
