I have been asked by a parent of a 17 year old daughter with young child to rent a house to the daughter, but I understand that as the daughter is "under-age" to enter into a legally enforceable tenancy, I will need the parent to act as trustee to the tenancy to protect my interest until the daughter reaches 18.
The parent will also be the guarantor whilst trustee, and continue to be so once the daughter reaches 18.
Am I correct in understanding that this is the best way to proceed and are there other potential pitfalls I should be aware of?
Where will I get the appropriate trust form and will the standard Assured Shorthold tenancy and Guarantor forms, available from RLA, still also be appropriate?
