Is it possible to write a new tenancy agreement that does not include a deposit but does however takes the rent for two months in advance. Then can I insert into the contract that all advance rents will be returned, less any outstanding costs, within 14 days of the agreed termination date.

Would this avoid the need for a tenancy deposit scheme on the contract?
