I'm considering offereing on a property which is heavily discounted as there is an incumbent secure tenant. The tenancy is approximately 30 years old.

Where can I find information on the rights of this tenant? Particularly if I want to put the rent up as it currently stands at 175 pm when the market rent would be around 450 pm. Would the rent have to remain the same in perpetuity or am I alowed rent increases and can they be adjusted to market levels?

If not, would there be an option to buy the tenant out of their tenancy?
