My student tenants sign a Joint Tenancy Agreement and I ask them each to give me a UK guarantor. Is it usual practice for the Guarantor agreement to make the Guarantor liable on the same 'joint and several' basis that the tenants are? In other words, if a tenant defaults is it normal practice to make the other unrelated guarantors responsible for the missing rent in the event that the unrelated tenant and his guarantor fail to pay up?

I have had one guarantor in the past refuse to sign along these lines and I was wondering if I should change the wording of my agreement to say that a guarantor is only responsible for 20% of the total rent (in a house of 5 sharers).
