Dave A, If it's true that the only safe way of ensuring that a tenancy is over "getting the Key's back is an irrevocable act of surrender" then maybe the serious potential consequences of the key's having been allegedly lost stolen or kept, at the apparent surrender of tenancy, make me feel that each set of key's presented to the tenant would demand a huge deposit say the equivalent of at least one months rent, and what if they make copies and are prepared to purger them selves and say they are the originals. this is a mine field, what would other landlords suggest is best practice?
