We have a tenant in one of our properties where we are getting the LHA paid directly to us four weekly in arrears. It is not for the full amount of the rent so we have decided to have her move out when her Tenancy runs out at the beginning of Novemeber. We have served her with a section21. However we are unable to contact her to confirm she has received this and will be moving out as requested. We were looking for a speedy resolution and have offered, via a letter, to wave her rent arrears if she moves out on time. But we have heard nothing. We have several other properties in the area and whenever we visit these we go past this property but have never seen signs of life in the property. No lights in the evening, no windows open on hot days. We have sent letters requesting inspections but she has not called to arrange a date. We have knocked on the door at reasonable times and intervals so as not to constitute harrassment. At what point can we access the property to check she is still there or will we have to wait until the Section21 comes in to effect? I am worried she has moved on and we may be receiving the LHA when we are not entitled to it.
