I have decided not to take a deposit for my one bed properties as cleaning issues/damages are the responsibilty of just one person, and am going to take 2 months rent in advance.
Can I however charge a "key deposit only" for release of the flat keys, to be paid back when the tenant returns the keys? I was thinking 50 per set. Otherwise the tenant will have no incentive (other that morally) to return my keys. Surely this can be done outside of the tenancy deposit schemes? I obviously want to avoid the admin involved in those schemes.
The 50 could be held in a sealed envelope in my safe.
This was done to me recently when I hired a car in Spain.
Also, if I decide to use an insurance backed scheme, can I split the 30 fee 50/50 with my tenant?
