Hi there,

I am trying to establish, for the purposes of terms and conditions for a "standard" offer, what exactly can I exclude from the purchase of a property and what can I not exclude?

For example, I want to exclude all furniture to avoid becoming the owner of sofas which don't comply with fire regs, and to exclude all electrical goods that might need regular testing and repair at my expense. If I leave these in ownership of the vendor (to become by tenant upon completion), then I don't inherit those problems and risks.

Are there some items I cannot legally exclude from the purchase? As an extreme, I imagine I cannot exclude the roof just to avoid maintenance on it.

But can I also exclude high maintenance items like the boiler, which ,might be considered an appliance?
