Fraudulent Agent / Awful Tenants
The Estate Agent's checks provided us with an "A" rating (but with no substantive details) for our tenants ( a man,his partner and partner's sister), however we note that the previous landlord's address is a false one and secondly, the referencing company deny that they have provided references to our Estate Agents on our tenants. The Estate Agent reference is given on headed paper purporting to be from a particular referencing agent. The Estate Agent advised us to accept a lower rent than we had wanted, he failed to advertise our property and introduced our tenant as someone who had rented another property from them and was considered a good tenant!
Can we sue the Estate Agent? What about the tenant who we suspect is collecting rent,receiving benefits ( his girlfriend's had a baby recently) and working but not paying his taxes. He has refused to pay his rent to us by standing order because he says his "very good accountant" has advised him not to. He pays cash into our account each month and so far has not missed a paymnent.
