I intend to go down the route of taking two months rent in advance but would like to know what my legal rights are if any excessive damage (i.e. over and above normal wear and tear)is caused to the property.
Can I invoice the tenant for cleaning, rubbish removal and repairs after the tenancy has ended? These are the usual things I find that I previously deducted from the bond.
If that bill is not paid can I then pursue them through small claims court? Do I need to make it clear in the AST that any damage etc. will be charged at the end of tenancy or can I draw up a separate contract/letter detailing a scale of charges that will apply if the house is not returned in suitable condition?
