I am given to understand that under the various Tenancy Deposit Schemes, it is not possible to issue a valid S21 notice until the Tenant has been given a certificate detailing the deposit holding and the scheme under which the deposit is being held.
This would prevent a S21 notice being signed at the same time as the AST is signed unless such certificate was available on that very day which appears to be an unlikely situation. The S21 notice would have to wait for up to 14 days until the certificate was available if it is to be legally valid. Please confirm this is, in fact, the case.
