TDS and advance payment of rent

I have 4 properties that are let to students, i normally charge a 250 deposit but with the introduction of the new TDS i feel it is not worth the hassle taking these deposits as i feel i have some protection as i get 2 forms of ID from the tenants, a guarantoor signed form, and rent up front in the form of post dated cheques. Just wondering how i would go about wording the advance payment of rent as i think this would be better than joining one of the schemes? I understand the need to make it clear that it is not securite for the property and can it be seperate to the AST? Many thanks
