Tenants might leave a property in very good order, but might forget to either claim back the deposit from the landlord or to leave a forwarding address. As a landlord you cannot just keep the money it is not yours it belongs to the tenants. You must make attempts and enquiries to try to find their whereabouts, for example, through the National Insurance number if you have it, if possible through their employer, or perhaps the person who gave the character reference might be able to help, if you took up references in the beginning. If this fails, and if they still fail to contact you to collect it, you are still not entitled to keep it. However, the situation changes after six years: under the statute of limitations, the tenants will lose their claim to the money, and you may do with it what you wish.
