I have a tenant whose rent is paid directly to me. When drunk, he has caused a large amount of damage to the flat. he is in line for a loan from the social services to repay the damage; this should arrive in about 6 weeks.

However, he was arrested this morning and I don't know whether or not he'll be back.

I believe that I can apply for the housing benefit to be continued - but do I have to live witht he cost of repairing the damage. to cut my losses, can I use the time that he is "away" to get in and sort the flat out in the meantime giving him notice?
