Tenants have scarpered

Our tenants seem to have gone! They have removed all their property from the flat they rented from us, following our service of Section 8 followed by N119 &N5B (over three months rent overdue now), leaving us no contact address, although we know where one of the couple works. They also still have the keys… They have an assured shorthold tenancy that started on 30/03/07 and they haven’t paid any rent apart from the Deposit &one month’s rent to the Agent (who then took her fee of 3 weeks rent before giving us the rest).

Can we now regain possession, enter the property and change the locks? Or must we wait for the Court hearing (scheduled for 20/08)? Can they ask us for the Deposit back – the flat is fairly clean, apart from the bath and toilet?

Is there any way we can ensure they don’t do this again to future (unwitting) Landlords? The Agent (on a Tenant Find only basis) said their reference &credit checks were low and that they were therefore sound.
