In item no. 4 relating to unfair contract terms that you say an agent could be in trouble for putting Non Refundable on the Property Holding Deposit Receipt, why is that unfair? as once a property is held, the agent is no longer able to reference/process anyone else &hence the landlords would be out of pocket if the prospective tenant pulled out. The landlords would be loosing rent whilst the agent starts again.
