License or AST?
I have a landlord who rents rooms in shared houses (HMO's) and asked me about using a license instead of an AST.
He said he has spoken to someone who issues the AST to his Company and then the Company issues licenses to the individual tenants, meaning the landlord is more in control when problems arise such as non payment of rent, because he bypasses the law regarding AST's.
Sounds ideal for the landlord as unfortunately you are renting rooms to tenants with less regard for things and non payment of rent, abandonment damage to property and such problems are common place.
Your opinion would be greatly appreciated on this matter, as I know nothing of licenses and the landlord wants me to use this licensing idea for tenants I find for his properties.
