We have a group of 3 post graduate students renting one of our houses. There is a single AST agreement making all 3 jointly and severally liable. The property is a modern detached house with ground floor and 1 upstairs floor only. One of the bedrooms is on the ground floor. Both front and back doors have multi-point locking devices (uPVC doors) and an intruder alarm is fitted at the property.

We have had a request from one of the tenants to fit a lock on his bedroom door because he wants to insure his personal possessions.

He tells us that the contents insurance he has at his parents home will cover his possessions at his student home provided that there is a secure lock on his room door.

What factors do we have to take into account before we agree to his request?
