A tenant has no arrears but has not granted me access to the property since my request several weeks ago. He is not contactable by the email address or phone number he provided on commencement and does not appear to be in on a personal visit to the property. The mail box looks like it hasn't been emptied for several months.

The lease states he must not leave the property unoccupied for more than 30 days so in effect he has broken its terms.

Are there any other steps I must take before I enter the property? It hasn't been inspected for 18 months. He is/was? a foreign student and is no longer registered at the academic establishment. I have run out of ideas as to contacting him. I last had access during in tenancy 18 months ago.

Looks like a small problem compared to some on here!
