Hi there

My tenant is about to enter his third year of occupancy. I engaged an agency to let my flat for which they received 8% + VAT for the year. After a year, my tenant decided to extend and again I was told that the agent was entitled to the the commission and so I paid again. The tenant is now entering the third year of occupancy and the agent is chasing me to update the rental agreement and their fee entitlement. Is this justified and can the agent enforce this?

The agreement is an extension of the original one.
