agent found a self-employed applicant, who wasn't able to show all references. asked agents to keep us informed with what references they can collect ---they didn't--and then sent us a waiver of references form with the contract which i received the day after the proposed commencement date. This means the agent let the tenant move in without our acceptance of the contract nor confirming that they had determined the reference process complete. However, the tenant has paid six months rent up front and a 6 week deposit.

We haven't been given an opportunity to do an inventory with the tenant yet -

what would you do?

write a letter to agent to say we have signed tenancy under duress and would hold them responsible for any deposit repercussions later on, or would you ask the tenant to leave straight away, as we have agreed nothing. obviously the tenant is not at fault, the agents are.
