Refund for un-spent tenancy period

Estate Agent introduced and signed up a tenant in my property for twelve months. But after five months, the tenant's circumstances changed and she moved out as the tenancy agreement had break clause provision. The tenancy therefore ran for seven months. The agent was informed about the tenant's decision to leave one month before departure. He did not respond or do anything.

I am now asking the agent to return the money for the un-spent period, that is five months. He is adamant and refused to pay. What can I do?
