Hi, this is my first property let and after much thought have decided to use a letting agent.
I have the paperwork now and am shocked at the amout of add ons I have to pay.
For example, I have to provide the gas safety certs, they don't perform, yet they still charge a 25+vat admin fee! crazy!

However my greatest concern is the continuation of a contract.
My tenant wants a 12 month contract but the agent is offering a short term 6 month. Then at the end of the 6 months, if the tenant stays in my property they charge me a further 114. From my understanding, if the tenant remains, and all terms are the same then the contract just stands, there is no additional paperwork so should I be paying this charge?

If i want to increase the rent or amend the contract they charge me 30 anyway so still get a nice little earner.

Is this fee normal practice? Should I pay it? haggle it? Your advice would be very much appreciated
