Contract Fees

HI, I'm due to sign the contract with the letting agent on MOnday 11th Feb 2013 but i'm shocked at the amount of add on fees.

25 to see the gas safety cert, even though they dont provide this service; 30 to review the rent, the list is endless.

My concern and question however is this,
My tenant wants to stay for minimum of 12 months.
The agent is drawing up a short term 6 month agreement
My contract states that if the tenant remains after the 6 months I will be charged a further handling fee of 114. Can they do this? Should I pay this in full, haggle or refuse? From my understanding, if there is no change to the agreement and the tenant remains, the contract just continues, there is no additional paperwork, so why the charge?

Your advise would be greatly appreciated as this is the first time i've used a letting agent.
