As a newbie landlord, I've just fired the letting agent after 6 months for being an incompetent, lying, supercilious little <expletive>. The tenant and I both hold the same low opinion of him and we are now going to enter direct contractual relationship once the 6 weeks notice period for the agent (call them BD Estate Agents, Letting and Mismanagement Specialists) are up. <br><br>Question then: The tenant is keen to hang around for anything between 3 and 5 years and he's going to ask me if he can sign a longer tenancy agreement. BD had him on a 6 month contract that enabled them to charge both tenant and landlord a specious fee of 45 for admin fees to sign the same agreement with new dates on it. The tenant wants to sign for a longer period. Should I entertain this request and if I do, what do I need to look out for?<br><br>The tenant is far from an ideal tenant - he's paying his rent (after a shaky start) on time but is also trashing the joint - in clear breach of his agreement.<br><br>Any advice? <br>Many thanks in advance.
