My non-rent paying tenants from hell seem to have done a runner. They have removed their bed, armchairs, tv, computer as well as my cooker, bathroom carpet and washing machine. In return they have left me heaps of rubbish in the bedroom wardrobe, cupboard under the stairs and garden shed as well as a broken bathroom window and letter box.

Their RLA Assured shorthold tenancy agreement expires on October 12th

They have taken the door keys but left others. I gained entry through the back door which was left unlocked.

I have informed the police of the disappearance of my property and they have given me a reference number.

My inclination is to photograph everything and then make the property secure by changing the locks before beginning the clean up.

All this seems reasonable to me but I suspect the law is not reasonable. Can I do all this without much risk of being charged of breaking the law or violating their precious human rights and then finding myself in jail?
