I have a tenant on an AST ending Jan 2012 in a HMO. Cannot get hold of him, does not respond to calls or messages or letters and is now 2-3months behind rent. Section 21 issued during tenancy expired 18/01/12. Please advise best way for repossession and recovery of monies due.

I also have a second tenant on an AST ending April 2011. He is two months behind on rent and has had numerous altercations with all over tenants. Indeed, tenants have moved out because of him. Section 21 issued during tenancy expired 07/04/11. Please advise best way for repossession and recovery of monies due.
