Hello there, I need your advice. I have a tenant who is on a one year assured shorthold tenancy agreement which expires on February 28th. She is currently in arrears with her rent (one month only) and has also failed to pay her deposit so I do not wish to renew this one year arrangement. Under the terms of the agreement she will therefore revert to a monthly basis on March 1st. She has put me a proposal to increase her monthly payments which would clear the arrears by June. It is my intention to sell this property but obviously I wish to ensure my income until it is sold. My game plan is to inform the tenant at the end of February that her contract will carry on from month to month and that I shall be putting the property on the market. Should I also issue her a section 21 notice at the same time and use your letter Serving of Section 21(1)B Notice to accompany it? Or what other strategy would you suggest.
