The tenancy expires on 25th June, I served S21 on 20th April but rent due on 25th April has not been paid and tenants are ignoring all contact. I presume that they do not intend to pay any more rent and will not leave voluntarily at the end of tenancy.
Can I start eviction proceedings by serving notice if the rent is not paid again by 25th May ( they would then owe 2 months rent )
Is it worth me doing this, i want my house back ( to live in ) as soon as possible and would be looking to take legal action regarding the unpaid rent.
Does the accelerated possession procedure help in this case ???
