I have a tenant that was initailly on a 6 month AST, after the 6 months expired we did not renew the contract, and consequently have a periodic tenancy. During the original AST the relationship were cordial,but the tenant missed the last rent payment and is not responding to our calls to try and rememdy this situation. We need access to the property as we suspect she has a leak that is manifesting in the flat downstairs. She has refused to give us access, even though we have told her that she is obliged to give access for essentail work that needs to be carried out. She has at the same time has indicated that she will leave the property without paying any further rents due.She has not given any date as to when she will move out. Please advise as to the procedure to gain access to carry out the repairs and also how to start proceeding correctly to evict her before the arrears become un-manageable and she does any damage.
