Letting to a single mum who will be on Housing Benefit

We've been offered a tenant by an agency who is a single mum for a term of 1 year and who has offered to pay 6 months rent up front but who will be claiming Housing benefit in 6 months time.

The monthly rental is 725 and never having let to someone on Housing Benefit we are not sure she will receive as much as that in Housing Benefit.

What risks are we running in letting to this prospective tenant and how best can we protect ourselves?
