What are my legal rights with a tenant who is very behind on their rent.

The tenant is still at my property (an HMO) and having financial difficulties.

They have told me they are in the process of receiving a loan, with which they will pay me off, but in the meantime my concern grows daily.

They have been playing 'catch up' since the tenancy started in May, and now are over 1000 behind in rent payments.

Is there any form or letter i can send or a process i can take them through (if necessary) to retrieve the money owed? How long and secure is the process?

How can i give my tenant an immediate 'legal' nudge of pressure (so far it has just been personal calls and emails).

Any help would be greatly appreciated.
