At the beginning of the year I had a situation where my tenant and the neighbour were arguing etc (police getting involved). At the time I decided to end the tenancy so I did the whole procedure and the tenant was 'supposed' to leave 18th March 2011. I didnt enforce it because the tenant promised to improve relations with the neighbour and even pay me more rent. All has been ok since then but I now want to repossess the property for improvements/even higher rent etc etc
I'm going to amicably ask the the tenant to leave. If she refuses can I just go through the bailiff proceedure or is there a 'time period of action' that I have missed and therfore will have to go through the whole process again?

much appreciated
