Our troublesome and bad paying tenants had found alternative accommodation through a housing association and asked us for a good reference to secure it. Last Thursday 15/3 they gave us notice to quit the premises on 24/3, in writing, and paid the 800 arrears which was owing. We were relieved and gave a good reference.

We have had a phone call from them today 20/3 saying the housing association have withdrawn their offer and now they will not be vacating the premises on the 24th as they have nowhere to go.

Any advise on where we stand legally would be gratefully appreciated. Can we just say sorry no we have new tenants moving in on the 24th and take possession of our property?

They have lived in the flat for 2 years and are on a periodic AST. They are a couple with a small baby.

We desperately want them out of the property.
