I have a tenant who has admitted to being in some serious financial difficulty and I suspect may very soon enter into an IVA or indeed be made legally bankrupt.

They are in full time employment so they do have an income.

They are in arrears with monthly rent payments to myself, however they have offered a schedule by which they will pay off the arrears alongside keeping up with on-going monthly rent.

I would like to give them the opportunity to proceed with the above, however to protect my interests do I need to serve a Section 8 / 21 but only enforce if the repayment schedule is missed.

Any advice would be much appreciated.
