My tenant has finally vacated my property but is in arrears to the tune of over 2.5k. The tenant has not left an address and the only way to contact them is by text message, but even this is a no go now.
I requested the tenant's new address on a text message but she replied that I do not need it - this I think is in breach of her contract.
How do I, or can I progress a small claims procedure without an address?
Also, the tenant has left a lot of unwanted stuff in the property. Can the removal of these goods be charged to the tenant when I catch up with her?
Finally, there is damage to the property that totals more than the deposit. Can I lump all these items on one claim or does it need to be claimed for separately?
Many thanks for your help.
