Our problem tenant hasn't paid since day 1 of her 6 month tenancy agreement. We applied to the court for possesion back in August but just before the court hearing she paid a substantial amount of the debt enough to ensure that we wouldn't get automatic possession because she wasn't 2 months in arrears. We vacated the hearing as she promised to pay regularly, but of course this didn't happen.

We've applied to the court once again but feel that she will do exactly the same again, however the tenancy agreement expires at the end of September and we've also served a Section 21 on her giving 2 months notice, as we are certain she won't leave the property at the end of the term.

We've received a court hearing for October 28th which is obviously 4 weeks after the tenancy finishes. How can we make our tenant leave at the end of the tenancy date, September 30th.
