I've issued S21 to my tenant which expires 27th November.
Q1. Can he move out before the expiry date?
Q2. The day he moves out and he has not paid all the rent, can I deduct from his deposit?
Q3. He has not paid his rent which was due 28th Sep, what can I do?

My undersatnding is as follows:
I rented out my property before 1st Oct 08, therefore I don't need to get a EPC to cover the current tenants.
I will need a EPC if new tenants rent after 1st Oct.
Please confirm.
