I have a tenant on a month to month rental following the non signing of a short hold ast in June 08, that followed a 6 month signed agreement from Jan 08.

They owed 800 in areas at June that I agreed thay would pay over six months + 200 one off payment. The tenant only paid 3 months full, 2 months at 100 short and now nopayment at all this month.

I always get them to sign a 21 order at the start of the agreement in advance.

Q, can I serve a 21 for repossession or just send a letter that I require the property on such & such a date based on the Jan 08?

Q, do I have to give 2 months or will one month do?

Q, are dates important?

Any ideas please.
