We have just had our rental properties inspected and one has failed.

The boiler is in a rear lobby area, not a main room. The inspector has not turned the boiler off, apparently the boiler is old and the jet/airflow is not adequate to pass the cert. Although the boiler works fine and has never been a problem.

The current cert expired last week and we are in the process of obtaining quotes to replace the bolier.

Is their a period of 'grace' to obtain a replacement or should the boiler be switched off, as in effect we do not have a valid cert?
