What do I have to do to get possession after a tenant has disappeared?

What notice(s) do I have to serve?

How do I serve them?

What sections of the Housing Act do I use?

How long is it likely to take?

The tenancy agreement contains a clause "the Landlord may re-enter the property and immediately thereupon the tenancy shall absolutely determine without predjudice to the other rights and remedies of the Landlord if the tenant has not complied with any obligation in this Agreement and such non-compliance has not been remedied within 28 days or should the rent be in arrears by more than fourteen days upon formal demand". What effect does this clause have on the tenants rights?
