Our tenant is a single man who took on a 6 months' tenancy. Section 21 notice was served and signed by him at the beginning of the tenancy. He has failed to pay the rent from month 2 and he made a claim for housing benefit. Unfortunately, as a single man, this is not sufficient to cover the rent. He has never paid anything to top up. The tenancy has now expired and we informed him that we do not wish to continue with the tenancy or start a new one. We gave him an additional 2 weeks to surrender the tenancy. This has now expired. He has written to us saying that he has health and other problems. He also informs us that he has a lady friend and her 2 children staying with him. This is in breach of his tenancy and also affects his housing benefit. We do not wish to keep him as a tenant and intend to go for possession - accel. proceedings. Should we address the defendant by name plus "persons unknown" to cover any one else at the property or use some other expression? We do not feel we can go for the arrears as enforcement would probably be too difficult. He has a dog, snake and an iguana (with permission!)Any thoughts on these with a view to a warrant of execution in due course?
