I am about to buy a property that includes a cottage with a secure tenant i.e. dating from 1981. I have a copy of the tenancy agreement. It is badly written with hand written unsigned alterations.
The agreement says that 3 months notice can be given for possession.
I understand that this notice period probably does not apply?
Can anyone advise me on:
1) Is there a formula for buying out the protected tenant? eg a perecentage of open market value
2) What grounds are there for eviction?
3) The tenant seems to be in breach by having a pet - presumably no court would order an eviction on that basis?
4) The tenant uses a garden fenced off the rest of the property and parks their car in property. The tenancy agreement does not refer to a garden or to parking - do they have those rights or can they be removed?
