We have just served notice on a tenant who has come back to us with a list of maintainance issues including the Gas Cert being due. Having arrange a time with the tenant I send the engineer round and tenant wasn't in. I suspect that she plans to string it out till court where she will then present her list of problems to the judge.
Stupidly enough we have given her our only front door key as she lost hers and promised to get one cut (never did).
Are we allowed to go and change the locks but give her a key in order to be able to give 24 hours notice and gain access to fix the problems before court?
