I have a tenant whom I have not seen for the past 6 weeks, no one in the house has seen him, all his mail is there, he owes me 2000.00 in rent. Can I re-enter and take possession of the flat? For future letting can I add abandonment clause in the agreement?
" In the event the Tenant leaves the property unoccupied for 28 days or more without first having notified the landlord in writing, the property is clearly unoccupied then the landlord may deem the property to be abandonment and may re-enter the property on the assumption the property has been abandonment"

PS I have issued Section 21 and have now applied to court for possession.
